We have been working on driveways and commercial pavement for four years, which covers a lot of Michigan winters and a wide range of surface conditions. That experience mostly shows up in prep work and in knowing when a surface needs repair rather than sealer.

We edge back overgrown grass, blow the surface free of dirt and debris, scrub or treat oil and grease spots, and address cracks or soft areas first. Sealer bonds to what is underneath it, so this stage determines how long the finish lasts.

Dust, moss, and old flaking sealer prevent proper adhesion. We pressure wash and mechanically scrub the surface, then let it dry fully. Applying sealer over a dirty driveway is the fastest way to end up with peeling and premature wear.

In most cases, yes. We fill and let the material set before the sealer goes over the top, which gives you a smoother, more uniform finished surface. Very extensive crack networks sometimes call for a separate visit so everything cures properly.

Cracks up to roughly an inch wide are good candidates for hot rubberized filler. Once you see alligator cracking, sunken areas, or chunks lifting out, the base underneath has usually failed, and patching or partial replacement makes far more sense.

Absolutely. Plenty of lots have solid pavement but lines that have faded past the point of being useful. We can restripe an existing layout, adjust it for better traffic flow, or lay out a completely new plan for a resurfaced lot.

Expect roughly one to two years on high-traffic lots, longer on quieter ones. Snow plowing is usually the biggest factor in Michigan. Many property managers restripe on a regular cycle so the lot never reaches the point where drivers start ignoring the markings.

Yes, and we do this often. Evening, overnight, and weekend work keeps disruption to a minimum. We can also section the lot and work in phases so a portion stays available for customers and staff throughout the project.

Patching addresses isolated failures by cutting out the bad section and replacing it, which works well when the surrounding pavement is sound. Replacement becomes the better value once failures are widespread or the base has deteriorated across most of the surface.

We do. Gravel drives develop ruts, potholes, and drainage problems just as asphalt does. We regrade the surface, fill low areas, add fresh stone where it has thinned out, and shape a crown so water runs off instead of pooling.
